No. South Dakota has no state income tax, and property taxes are among the lower rates in the country. It is one of the most common reasons buyers from higher-tax states start looking here.

Do I need an attorney to close on a home in South Dakota?

No. South Dakota closings are handled by a title company rather than requiring an attorney at the table. You are welcome to have one, and for complicated land or estate situations it can be worth it.

What should I check before buying rural land in the Black Hills?

Road access and whether it is deeded or an easement across someone else's ground. Well and septic, including depth, flow and service history. Water rights and mineral rights. Year-round access, because a driveway that works in July can close in February. And an insurance quote before you are under contract, because wildfire history affects what is available and what it costs.

Are zero-down loans available in the Black Hills?

USDA Rural Development loans exist for eligible properties and eligible buyers, and much of western South Dakota falls inside eligible areas. Whether you qualify, and what it would cost, is a question for a lender. Alex can introduce you to one she works with.

How long does a typical South Dakota closing take?

Usually 30 to 45 days from an accepted offer. Inspection periods are commonly around ten days, and earnest money is commonly one to two percent of the purchase price. Land and rural transactions can run longer if a survey, well test or access question comes up.
