Keystone is small, steep, and sits at the front door of Mount Rushmore. Almost every real estate conversation here is a rental conversation. That makes it one of the more analytical markets in the Hills, and one of the easiest to get wrong on optimism.

How value actually gets set

  • Nightly performance, not square footage. Occupancy, average nightly rate, and how many weeks a year the corridor is genuinely busy.
  • Season length. The summer is strong and short. Underwrite the season you will actually get, not twelve months.
  • Management. Whether you are running it, or paying someone to, changes the return materially.

The three questions

  • Is there a verifiable rental history, with real booking records?
  • What are the current rules for that parcel, and what happens if they change?
  • Parking, grade and winter access. Keystone is built on a hillside and it matters.

Bought on real numbers, Keystone can work very well. Bought on a projection, it is an expensive place to learn.
