Hill City, South Dakota

Hill City calls itself the Heart of the Hills and geographically it earns it. Rapid City is a straightforward drive, Custer is closer, Mount Rushmore is minutes, and Sheridan Lake is right there. If you want to be in the Hills but not at the end of a forty minute gravel road, this is usually the answer.

The two markets running at once

• People who live here. A small year-round town with a real main street, and a limited supply of homes that come up.
• People who visit here. Cabins and vacation property along the corridor, driven by summer tourism and the 1880 Train, Sheridan Lake, and the Rushmore traffic.

Those two markets want different things from the same inventory, which is why a cabin in Hill City can be priced on rental math and the house next door priced on what a local family will pay.

Before you write an offer

• What is the rental history, and is it verifiable? A projection is not a history.
• What are the current short-term rental rules for that exact parcel? They are not the same everywhere and they change.
• Snow and access in winter. A property that is charming in August is a commute in January.
• Well, septic, and utilities on anything outside the city.
