Spearfish anchors the northern Hills. Black Hills State University is here, Spearfish Canyon is out the back door, and the interstate makes it the easiest Hills town to get in and out of. It is also where our office is, at 311 N. 27th St.
What is different up north
- Year-round demand. A university, a hospital and real employment mean Spearfish is less seasonal than the southern and central Hills.
- Newer stock. More recent construction here than in Custer or Hot Springs, alongside an older core near downtown.
- The canyon. Property up Spearfish Canyon is its own market with its own access and utility questions.
- Deadwood and Lead nearby for buyers who want history, gaming or the ski hill without paying Spearfish prices.
Worth asking
- Is the property in a rental pocket near campus, and is that what you want it to be?
- How does it handle a northern-Hills winter, including drive and drainage?
- City services or well and septic, and which side of the line the parcel actually sits on.
