
Hot Springs sits at the southern edge of the Hills, and it is the part of the region most people from out of state have never heard of. That is exactly why the numbers work here. You are still in the Black Hills, the winters are noticeably milder than Lead or Deadwood, and the same money buys considerably more house.
What makes it its own market
- The building stock. Hot Springs has a downtown of native sandstone buildings and a stock of older homes with real craftsmanship in them. Charming, and worth a careful inspection. Old stone and old plumbing arrive together.
- Price. Consistently the most accessible entry point in the Hills for a first home.
- Who moves here. Retirees, VA families because of the hospital, remote workers who did the math on South Dakota's taxes, and people who want the Hills without the tourist corridor.
- Just outside town. Wind Cave National Park, the Mammoth Site, and open country south and east where acreage is genuinely affordable.
What to look at closely
- Roof, foundation and mechanicals on anything pre-war. The bones are usually excellent. The systems usually are not.
- Well and septic on anything outside city limits, same as everywhere else in the Hills.
- Whether the property is in town, which changes water, sewer, and what you can do with it.
Hot Springs rewards people who look. It is a quieter market, so the right property is often still sitting there.
